Why request your HO3 Homeowners quote here

Broad protection on the structure

HO3 covers the dwelling against direct physical loss unless a peril is specifically excluded, which is broader than a named-perils policy.

Limits based on rebuild cost

Agents set the dwelling limit from estimated reconstruction cost, not market value or the loan balance, so the coverage reflects what rebuilding would take.

Proof for your lender

Buying with a mortgage? Agents can send evidence of insurance and the declarations page to your lender or closing attorney ahead of the closing date.

Gaps explained up front

Flood and earthquake are excluded from standard HO3 forms. Ask about separate policies if your home is exposed.

How it works

  1. Describe the home

Share the property ZIP, home type and why you are shopping.

  2. Agents run the numbers

Licensed agents estimate rebuild cost and compare HO3 options from insurers that write your area.

  3. Choose and bind

Pick deductibles and limits that fit your budget, then bind before closing or renewal.

What an HO3 homeowners policy covers

HO3, also called the special form, is the standard homeowners policy for owner-occupied one- and two-family houses. Coverage A protects the dwelling and Coverage B protects other structures such as a detached garage or fence. Both are written on an open-perils basis, meaning a loss is covered unless the policy excludes it. Common exclusions include flood, earth movement, wear and tear, and neglect.

Coverage C protects your belongings, usually on a named-perils basis such as fire, windstorm, theft and certain water damage. Coverage D pays additional living expenses if a covered loss forces you out of the home. Sections E and F provide personal liability and medical payments to others if someone is injured on your property or you accidentally damage another person's property.

Premium is influenced by rebuild cost, construction type, roof age, distance to a fire hydrant and station, prior claims, and the deductible you choose. Many insurers apply a separate percentage deductible for wind or hurricane losses in coastal areas, so look at both deductibles when comparing quotes.

Ways to fine-tune an HO3 policy

  • Replacement cost on personal property instead of actual cash value
  • Water backup of sewers and drains
  • Scheduled jewelry, art or collectibles
  • Higher liability limits or a personal umbrella

HO3 Homeowners FAQ

What is the difference between HO3 and HO5?

HO3 covers the dwelling on an open-perils basis but your personal property on a named-perils basis. HO5 typically covers both the dwelling and belongings on an open-perils basis and usually costs more.

Does HO3 cover flood damage?

No. Flooding from surface water or rising water is excluded. Flood coverage is available separately through the National Flood Insurance Program or private flood insurers.

How much dwelling coverage do I need?

Enough to rebuild the home at today's construction costs. That figure is often different from the purchase price or the assessed value. Agents use reconstruction-cost tools to estimate it.

Can I get an HO3 policy for a rental property?

HO3 is designed for owner-occupied homes. A home you rent to others is usually insured on a dwelling fire or landlord policy instead.

Does my lender require homeowners insurance?

Mortgage lenders generally require coverage at least equal to the rebuild cost or loan amount and will ask to be listed as mortgagee on the policy.

Is it free to request HO3 quotes here?

Yes. The request is free and does not obligate you. Quotes are provided by licensed agents and partners, and the insurer determines final eligibility and premium.
